UNIVERSITY GARDENS PROPERTY OWNERS ASSOCIATION

 

The Meeting of the Board of University Gardens Property Owners Association was called to order at 8:00 PM on Wednesday, September 4, by Board President, Kathleen Levine.

I. Approval of Agenda

A FINANCIAL UPDATE WAS DISTRIBUTED VIA EMAIL.

 

IV. Continuing Business

UPDATED FINANCIALS

       Present balance is $35,000.

       The anticipated balance at the end of the year is $0.

POOL/TENNIS CLUB SEASON 2024 REFLECTIONS

       POSITIVES

1.     Cleanliness of facility

2.     Balanced levels of chlorine, pH, total alkalinity, and calcium hardness

3.     Morning aerobics

4.     Canasta lessons

5.     Parties for children

6.     Bracelets for children who passed the deep-end swimming test (easily administered and identified by lifeguards)

7.     Swimming lessons provided by lifeguards

8.     BBQs at our parties

9.     Operating on a tight budget (Board members helping out)

10. New furniture

11. Snacks/drinks available in the kitchen

12. Updated emails regarding the pool

13. Connection of pool to playground area

14. New fencing and plantings (improved aesthetics)

15. Pool security (cameras)

17. Tennis courts secured for our members and their guests

       AREAS IN NEED OF IMPROVEMENT

POOL DIRECTOR/ POOL MANAGEMENT COMPANY

       Members of the Board have met with management companies. We are awaiting quotes.

CHILDREN S POOL PARTIES FOR THE 2025 SEASON

       For safety reasons, in addition to the cost of guests, an added rate of $50 for an additional lifeguard will be added to future pool parties.

POOL CLEANUP

       Our cleaning company will do a thorough cleaning of our kitchen and bathrooms before we put the furniture/umbrellas/etc. away (cost $450.00).

       An email will be sent asking for volunteers to move the furniture into the locker rooms after everything is cleaned.

POOL WINTERIZING

       Kathleen will call/email our Pool Company and have them close the pool (put the cover on, prepare the pool s equipment to prevent damage from freezing, etc.).

WATER ISSUES

        Our water bill for the club complex is extremely high.  Pete will call our irrigation company to see if something is broken or if our timers are not scheduled effectively, etc.

SUBDIVISIONS   

       The Town Board meeting was on August 13th, 2024 and the measure granting relief from new narrow subdivisions was adopted.

        Board members are waiting for the issuance of the minutes from the Town Board meeting to clarify the Town's interpretation of how the new law may affect existing lots.

TREES

       Scott will call/email LIPA and The Town of North Hempstead regarding tree trimming.

       All residents are urged to email the Town of North Hempstead or call 311 if there is a town tree in need of removal or major pruning.

 

V. New Business

FUTURE PROJECTS

       Our budget will dictate all future projects. We may need/want

1.     a new pool cover which costs approximately $30,000.

2.     a new ramp at our pool bathhouse.

3.     additional chairs for the pool.

4.     a pickleball court.

MONEY FOR ADDITIONAL EXPENSES

       Increasing the Mil tax to keep up with inflation (capital improvements)

       Increasing the pool membership fee
