THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.

UPDATED FINANCIALS
• The anticipated balance at the end of the year is $0.
POOL/TENNIS CLUB MANAGEMENT UPDATES
• Members of the Board have met with management companies.
• A quote of $139,201.95 was given by ELITE Amenity Management Company to completely manage the pool season (labor – hiring and paying lifeguards and pool managers, opening, closing, chemicals, janitorial supplies, insurance).
• Our treasurer reported that we spent approximately $82,000 during the 2024 season. Board members (in their free time – without compensation) hired lifeguards, monitored lifeguards, paid salaries, scheduled opening/closing, corresponded with our pool maintenance company, scheduled chemical deliveries, added chemicals when needed (chlorine, acid, etc.), back washed, removed trash three times per week, moved lawn furniture, cleaned the pool, etc.
• Members of the Board have agreed on a budget of $120,000 for a pool management company and will speak with ELITE and see what they can provide for that amount.
MIL TAX
• A discussion (amongst the Board and community member who attended today’s meeting) regarding the current Mil tax was agreed to be too low to keep up with inflation, capital improvements, and the maintenance needed to take care of our community.
• It is estimated that without any major construction projects, our remaining budget will be approximately $70,000 for the 2025 year.
• Residents currently pay 6.25 pennies per square foot.
• The Board is considering raising the Mil Tax by 2 pennies and will be voting on this at our next Board meeting on December 4, 2024.
• Increasing the Mil Tax by 2 pennies will add approximately $64,000 to our 2025 budget.
POOL IMPROVEMENT
• Mike Jennosa (our pool contractor) provided a quote regarding equipment if needed:
Provide and install two new Pentair master temp heaters 400,000 BTUS ($7000 each) and provide and install a new loop loc aqua extreme mesh winter cover ($17,500).
POOL FURNITURE
• The white patio furniture was shrink-wrapped for $420.
WATER ISSUES
• Kathleen will follow up with the water authority to see if there is a way to prevent the bolts and gaskets from being corroded in the water pit.
SUBDIVISIONS
• There has been no new news regarding subdivisions in our community.
HOME IMPROVEMENTS AND TREE REMOVALS
• Please remember that you need permission from the UGPOA Board before removing trees from your property or beginning any home improvement projects. Failure to obtain permission may result in a fine or halt your project.

GENERAL SAFETY reminder
• Do not leave keys, valuables or garage door remotes in your car.
• Please make sure your home address is clearly displayed in the front of your home in case of an emergency. An ambulance or other emergency vehicles may have a difficult time locating your house. GPS doesn’t always work in our neighborhood.
• If you choose to walk or cycle in the streets of our beautiful neighborhood, please be aware of /listen for cars and move over. Do not wear headsets.
• Please do not wheel baby carriages in the street. Use the sidewalks.
MOPEDS
• There has been a complaint regarding a homeowner riding a moped on the sidewalk. Kathleen will speak with the resident.
SIDEWALK REPAIRS
• Call 311 if your sidewalk requires repair.
STREET LIGHTS
• Pete will call the town to replace the yellow lights with LEDs for greater visibility.
LPR (license plate readers)
• Pete will look into having LPRs at our entrances.
SPEED BUMPS – RESIDENTS CONCERNED REGARDING THEIR SAFETY
• Board members and community residents discussed the pros and cons of installing speed bumps.
• Kathleen spoke with Councilwoman Christine Liu regarding speed bumps. Christine said that the town no longer installs them because of snow plowing issues.
• Kathleen spoke with Legislator Mazi Pilip’s office regarding speed bumps - The County is against speed bumps because they cause more accidents.
• Kathleen spoke with Senator Jack Martin’s office regarding Stop Sign Cameras – Jack Martin presented a Bill however, it has not passed yet.
• Kathleen spoke with Christine Liu regarding flashing stop signs – Christine said that she has requested them also but was denied.
• A recommendation was to contact our county and local police to request police vehicles parked in our neighborhood to deter speeding. Pete will follow up.
LAWN SIGNS –
• The elections are over. Please remove all signs from your property!
• Our UG Covenants – The Declaration of Restrictions, states…FOURTEENTH: Signs – No signs of any kind or character shall be exhibited or displayed upon any said plots without the written consent of the Association.
