The Board of University Gardens Property Owners Association was called to order at 8:00 PM on Wednesday, March 6, 2024, by Board President, Kathleen Levine.

      I.          Approval of Agenda

THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.

IV.          Continuing Business. Agenda

  1. REVIEW OF FINANCIALS - Disclosed to attending University Gardens residents. $264,009.87
  2. UG HOUSEHOLDS’ APPROVAL FOR ANY PROJECT OVER A CERTAIN AMOUNT – The bylaws do not state that expenditures over a certain amount require UG resident approval. A suggestion was to poll UG residents on the project and cost.
  3. SLATE ROOF

a.      10 SOMERSET DRIVE SOUTH - SLATE SAMPLE WHICH WAS HAND-DELIVERED – Approved (DaVinci, 1/2 inch)

b.       11 SOMERSET DRIVE SOUTH - SLATE TILE – Approved (DaVinci, 1/2 inch)

 

  1. UPDATE ON WORK AT THE POOL – Excavation and demolition of wall/stairs has been completed. Tony will build the form for the footings.  We will call Inspector Russo to review before the cement is poured.  We will call Inspector Russo and see if it can be inspected on Friday, March 8.  
  2. DRAINAGE ISSUES Pipe in pump house that back filters the pool filtration is once again clogged. If collapsed, then new pipe will need to be installed. Re-sleeving could be an option when evaluated by an expert. Sunny and Scott will investigate whether the issue is due to a collapsed pipe or blockage by roots.
  3. LIFEGUARDS/POOL DIRECTOR – 3 full time and 1 part time lifeguards are in place so far for this season. Search for Pool Director is still in progress.
  4. INCREASING POOL HOURS – Discussed the option to open the pool earlier. The suggestion is to begin by opening 1 hour earlier on the weekends: 10:30 AM - 7:30 PM (Saturday and Sunday) and 11:30 AM – 7:30 PM (Monday - Friday).
  5. UPDATE ON THE LOCK FOR THE TENNIS COURT – Sunny, Peter, and resident Michael Rabinowitz will research various types of locks to be placed on the tennis court entrance.
  6. SETTING UP AN AIR HALL FOR THE TENNIS COURTS FOR WINTER MONTHS - very expensive – Declined by the UG Board
  7. SIGNS FOR POOL – Peter will bring in sample signs for next month’s meeting:
    1. No guns or weapons
    2. No Alcohol
    3. No Smoking

 

  1. LANDSCAPING IN FRONT OF TENNIS COURTS – We will work on getting quotes for a cleanup from the current landscaper. 
  2. CLEANLINESS OF BATHROOMS AND KITCHEN AT THE POOL – Cleaning company comes in 3x a week. Need to post signs for residents to clean up after themselves. 
  3. MEETING ON TUESDAY, MARCH 12TH AT 10 AM AT TOWN HALL – RE: 380 NORTHERN BLVD – reminder to the attending residents.
