The Meeting of the Board of University Gardens Property Owners Association was called to order at 8:07 PM on Wednesday, January 8,2025 by Board President, Kathleen Levine.

I.  Approval of Agenda

THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.

UPDATED FINANCIALS

·         2025 MIL Tax collected Year to Date is approximately $75,000

·         2025 Mil tax collection in total should be approximately $260,000 +/-

POOL/TENNIS CLUB MANAGEMENT

·         Scott spoke with ELITE Amenity Management Company, and they reduced their estimate to $131,000, approximately.

·         We would like to further reduce the cost to $120,000. Members of the Board will speak with ELITE Amenity Management Company to review the quote and hopefully negotiate a better price on January 9, 2025.

·         Priority repairs to the pool include the following:

o   Pool Cover

o   Resurface sections of the pool

o   Possible heater

SUBDIVISIONS – updates

·         Property was fenced off and demolition began.

·         Heard the lot was for sale. Not sure if the total lot is being sold as a whole or in three subdivided lots.

·         The sum of the square footage of the three lots appears to be smaller than the total lot size. Approximately a $160 MIL tax difference

POSITION AVAILABLE ON THE BOARD

The Board will nominate its slate of seven candidates for the coming one-year term of the Board, to stand for election at the February 5th annual meeting of the UGPOA membership.

·         Marty will be stepping down this year.

·         Need to announce slate 10 days prior to Annual meeting – A list of the slate must be sent out by January 25, 2025.

 

BOI (Beneficial Ownership Interest) report

·         Filing is currently postponed by the state. No ETA.

 

BOARD MEMBERS PRESENT OF MEETINGS

·         Every board member must make a best effort to attend the monthly board meetings in-person.

·         Remote access is an option, but Board members must make the necessary arrangements for a remote Zoom session.

·         A UG resident agreed that he would like to see board members present at each meeting.

THE NEXT MEETING WILL BE HELD ON WEDNESDAY, FEBRUARY 5, 2025 @ 8:00 PM AT THE FIREHOUSE.
