of the Board of University Gardens Property Owners Association was called to
order at 6:35 PM on Sunday, January 19, 2025, by Board President,
Kathleen Levine.

Current
available balance is $149,730.22.
·
Approximately
half of our residents have paid the 2025 MIL Tax as of this date (many have
paid through Zelle).
·
A
reminder email will be sent out next week.
·
Approximately
35 residents have joined the pool as of today’s date.
·
Approximately
50 residents have paid the $50 membership dues.
POOL/TENNIS
CLUB MANAGEMENT
·
It
will cost approximately an extra $34,000 to hire Elite Management to manage the
pool this season. The Board is still
negotiating the costs, terms of the contract, and services provided.
·
Every
resident in University Gardens (whether or not they use the Pool/Tennis Club) benefits
from having a beautiful Pool and Tennis Club.
It increases property values and helps with buying and selling
opportunities.
·
Board
members (in their free time – without compensation) hired lifeguards, monitored
lifeguards, paid salaries, scheduled opening/closing, corresponded with our
pool maintenance company, scheduled chemical deliveries, added chemicals when
needed (chlorine, acid, etc.), back washed, removed trash three times per week,
moved lawn furniture, cleaned the pool, etc.
This is not sustainable and is unfair to Board members.

We
anticipate the pool being open from Saturday, May 24th through
Monday, September 1st, 2025.
The pool will only be open from 3:00 – 7:00 PM or 3:30 – 7:30 PM on
weekdays between May 27th and June 22nd. The pool will be open full days from 11:00 AM
– 7:00 PM or 11:30 AM – 7:30 PM every day from June 23 through September 1st.

BOARD SLATE
The Board voted to add Wen Yang to its slate of candidates
for the coming year's Board to replace Marty Pollak who is stepping down. The
slate is now as follows:

THE NEXT
MEETING (OUR ANNUAL MEETING) WILL BE HELD ON WEDNESDAY, FEBRUARY 5, 2025 at
8:00 PM AT THE FIREHOUSE.
The membership roll will be called and,
upon verification that a quorum is present, the meeting will
be called to order. Board members will report
on various matters. An annual financial
statement and the minutes of the prior Annual Meeting will be distributed and discussed. The members
will then vote in the Board for the new
one-year term and any remaining business will be discussed. The meeting will then be adjourned.
The meeting
was adjourned at 7:44 PM.
