The Board of University Gardens Property Owners Association was called to order at 8:19 PM on Wednesday, April 3, 2024, by Board President, Kathleen Levine.

I.          Approval of Agenda

THE AGENDA FOR THE MEETING WAS DISTRIBUTED VIA EMAIL AND UNANIMOUSLY APPROVED.

THE TRESURY REPORT WAS GIVEN AT THE MEETING ON April 3, 2024

Community discussion - At 8:00 PM, several residents inquired about:

·        Bombay Palace – 380 Northern Blvd Great Neck, NY 11020

o   Rodents in / around Bombay Palace. Find out how the town will deal with it.

·        420 Northern Blvd, Great Neck NY 11020

o   Parking concerns with increase in seating when the restaurant opens.

o   Trash permits.

o   Deliveries late at night or early morning

o   Beer bottles and food containers thrown over fence in residents’ yards.

·        TONH Code / County code

o   What are the regulations regarding parking commercial vehicles on commercial property?

·        Plumbing Store

o   Trucks parked overnight. The truck has not moved in months.

o   Oversized trucks higher than the 6-foot fence. Eyesore from resident’s homes.

 

 

IV.          Continuing Business. Agenda

1.               APPROVAL OF MINUTES FROM MARCH 6, 2024 – Approved

 

2. REVIEW OF FINANCIALS/TREASURER/TAXES – There are currently 55 Pool members. Taxes will be filed by Board Treasurer Steve Perlman.

 

3. BANK ACCOUNT SIGNATURES – Authorized signatories for University Gardens POA bank will be changed to Kathy, Marty and John and Steve

 

4. YEARLY CALENDAR - (Insurance, Liability, policy, umbrella) – Kathy will be creating a yearly calendar identifying dates and times when important events need to occur. Examples include Filing taxes, paying insurance policies when each vendor starts for the year, etc.

 

5. COPY OF BILLS/INVOICES FOR BINDER - Steve will provide past and future bills.

 

6. 420 NORTHERN BLVD. – MICHAEL RABINOWITZ - Residents concerned when building is demolished, how will there be vermin control. Kathy will follow-up with the Town of North Hempstead.

 

7. UPDATE ON WORK AT THE POOL (DECISION REGARDING SHRUBS AND OTHER PLANTINGS) -Joel and Tony will provide quotes to grade, seed and plant shrubs around the pool and in-between the pool and playground.

 

8. INCREASING POOL MEMBERSHIP – Need to send newsletters and announcements regarding pool memberships.

 

9. DRAINAGE ISSUES (QUOTE FROM RALPH SERGIO) - Very expensive. Need to get a second opinion. Peter will call Johnny Drain and see if he would provide an estimate to evaluate the situation.

 

10. BACKFLOW TEST - TIMELINE - End of April (Called Dylan to turn on Sprinkler and backflow test) - Ample Irrigation will turn on irrigation and perform back-flow value test on April 15th at 10:00AM.

 

11. LIFEGUARDS/POOL DIRECTOR – 3 full time and 1 part-time lifeguards are in place so far and ready for this season. Pool set to open Saturday, May 25th. The opening party will be on Sunday, May 26th and the rain day will be Monday, May 27th - Pool hours will be every day from 3:30PM - 7:30PM until official opening of summer season starting on June 27, when the pools hours will be Monday – Friday from 11:30AM - 7:30 PM, Saturday, Sunday, and Holidays from 10:30AM - 7:30PM.

 

Saturday May 4th, there will be a meeting at the pool held for lifeguard training.

 

12. UPDATE ON THE LOCK FOR THE TENNIS COURT – No updates.

 

13. SIGNS FOR POOL – We would like one sign for No Smoking & No Alcohol and the other for no weapons.

 

14. CHAIRS FOR THE POOL - 12 of each style. See email with pictures sent by Kathy on Tuesday, April 2, 2024 @12:53 PM.

15. **NEW LANDSCAPER/GARDENER - Unanimously approved.

 

16. **NEW IRRIGATION SERVICE - Unanimously approved.

 

17. VICTOR RAMIREZ - TENNIS COURTS - Unanimously approved to rehire.

 

18. AROUND THE CLOCK - CLEANING COMPANY - Unanimously approved to start in May,

 

19. JENNOSA - POOL COMPANY - Unanimously approved to rehire.

 

20. GAS COMPANY (METER/NEW LINE) – Kathy is in talks with the gas company to have the meter installed in the same location.

 

21. COMMUNITY ASSOCIATION MANAGEMENT SOFTWARE HOA START - Peter look into it.

 

22. UPDATE ON MEETING ON TUESDAY, MARCH 12TH AT 10 AM AT TOWN HALL – RE: 380 NORTHERN BLVD – Still on target for the owner to demolish on April 22, 2024.
